Pre-purchase Building Inspection
Pre-purchase and pre-lease inspections can significantly reduce
risk in the purchase or lease of a commercial building where there
will be little or no recourse for the buyer or lessee.
Building Inspections are one of TiCon’s services to it’s
customers. The following is an overview of available inspections.
Basic Inspection. The Basic Inspection protocol
is intended to document those defects which are likely to be significant
liabilities for the buyer. It is not intended to record small defects
common to buildings of the age and type as that being inspected.

Report |

DESCRIPTION
OF BUILDING report includes: type of construction,
clear interior height floor-to-floor/roof, column spacing and
bay sizes, interior wall types, notation of HVAC units/systems,
electrical service size, number of restrooms, sprinkler system,
percent of interior area built out. |

ROOF
INSPECTION includes notation of roof hatches,
equipment screens, roof structures, deck camber, construction
type, flashing, detailing, debris and potential for debris accumulation,
ponding, roof drains, overflow drains, AC units, skylights,
roofing materials, other equipment and features. |

SURVEY
OF INTERIOR DEFICIENCIES include inspection
for general condition of walls, doors, windows, ceiling and
registers, general condition of floors/slabs, examine switches
and lighting for compliance with energy conservation laws, note
restroom and fixture conditions, visible structural supports
and beams, interior circulation, presence of sprinklers and
evidence of non-permitted work.

SURVEY
OF EXTERIOR DEFICIENCIES includes notation of
foundation and wall cracks and subsidence, entry door condition
and operation, window condition and operation, soffit and venting,
roof water drainage control, railings and stairways..

MEANS
OF EGRESS includes occupancy load calculations,
number and separation of exits based on building area, type
and occupancy, along with a survey of requirements for fire
rated egress path of travel. Notation of compromised exiting
systems
|
|
SURVEY
OF SITE includes landscape condition, irrigation,
curbs and fences; vehicle and pedestrian approaches, curbs and
gutters, paving condition, parking bumpers, drainage, catch
basins, exterior lighting, trash enclosure; notation of transformers,
electrical service, gas manifold, standpipes, fire sprinkler
post indicator valve, monitoring, back flow preventer, local
hydrant and signs.

TITLE
24 HANDICAPPED ACCESS SURVEY is an extensive code compliance review of single and
multiple restroom layouts and features, shower stall, drinking
fountain, telephone, interior and exterior access and ramps,
entrances and exits, stairway and elevator, circulation paths
and clearances, parking review and required handicapped signage. |

Cost estimates for repairs and/or replacement

Reports by licensed
experts in a variety of fields are also available where desired
or indicated in the basic report. Prices shown are estimates
based on historical costs - actual pricing may vary slightly
due to time constraints and other variables. Pricing includes
a fee of 15% for subcontract administration. Additional inspection/project
management hours may also accrue. |
