Floorcovering Costs
With more businesses choosing to remain in their current spaces rather than moving, the industry is seeing more projects that involve upgrading finishes while the tenant is occupying the building. In most cases where a tenant is renewing his lease painting, wall papering and flooring must be done with minimal impact to the tenant's business. The most significant portion of such a refurbishment is the demolition and installation of new flooring.
Table A depicts common flooring items and their cost based on straight time and vacant work area, table B, which follows, indicates the additional charges for removal and installation of carpet on overtime and moving furniture.

In cases where there are large open office areas of integrated cubicles (where the cubicles are the furniture) it may make sense to use a lift system to raise the furniture, remove the old carpet and install carpet tiles. Generally the lifting and tiling is done in the evening The expense and time involved with breaking down the cubicles, moving them and re-erecting them can be minimized. The lift system cannot be used installing roll carpet or where the furniture is separate from the partition system.
Table B illustrates the additional costs associated with carpet installation and furniture moving on straight and premium time. Items 1& 2 in this table are to be added to items 1 & 2 in table A.

The costs presented are an average of those received in response to a survey of local flooring contractors. These costs are presented in a 'rule of thumb' context; several factors will affect the actual cost: a) project size b) market forces at the time of bid c) number of RFQ responses d) specific conditions of the work. If you have a general contractor managing your project the costs will be a little higher.
