Server Rooms and Labs

A familiar tenant requirement in the Office and R&D leasing market is that of either a Server Room or an Engineering Lab and often both! This newsletter addresses the cost of such installations.

The specifications and figures that follow duplicate those of a 15,000 s.f. project recently completed by TiCon in Mountain View Ca. A server room and Engineering lab are presented here as if one were building one room OR the other. Size of rooms, electrical configurations and cooling equipment will vary from project to project depending on client requirements. In both models illustrated below the ceiling is presumed to be existing, the floors bare of any finish and the fire sprinkler protection to be adequate as it exists.

The pricing tables illustrate "portion" costs for flexibility in budgeting for differing conditions such as having existing rooms that can be modified to be used as a server room and/or a lab, extra cooling capacity and availability in the native system, adequate breaker space in nearby electrical panel.
