Permit Submittal List

Clients are frequently stunned by Architects' proposals to prepare the construction documents for their interior improvements. The design professional is responsible not only for programming their client's requirements and artfully implementing them within the space but also for the preparation of the construction documentation in a manner that fulfills the requirements of the jurisdiction's Building and Planning departments.

The following list (somewhat abbreviated) is compiled from the City of San Jose's Handout No. 2-10 titled "Suggested Document Submittal List – Tenant Improvements". This list is, more or less, the archetype for bay area cities and illustrates the scope of the information that cities require in order to issue a building permit and associated trade permits.

Storage Racks with Storage Level Over 8’ High Require Permits. Provide Calculations and Details

High Piled Storage Areas (commodities as regulated by the Fire Code)

Fire Alarm/Smoke Detection System

Flammable Liquid Storage Areas, Compressed Gases

Automatic Fire Sprinklers/Extinguishing Systems -by GC's subcontractor

"Hot Spots"

Structural Engineering Required

 

New AC or other equipment loads on the roof exceeding 400 lbs.

 

Floor mounted equipment - bearing and seismic restraint calculations over 400 lbs.

 

Any opening in a structural wall or other building component

Health Department Approval

 

Any food service operation. Health Department must sign off on plans prior to submittal to the city. This will add about 30 days to plan check duration. Break rooms having only refrigerator and microwave do not need HD approval.

Planning Approval

 

Any modification to the exterior of a commercial building requires planng department approval. Depending on substance of changes this can delay project by hours or months.
